Gross demand
total volume of lease transactions signed in a given period in modern office buildings.
Gross Leasable area
is a net leasable area increased by common areas. GLA is a basis for the calculation of a monthly office space leasing costs.
Headline rent
amount of rent determined by a landlord in initial lease offers.
Indexation
annual adjustment of the rent to reflect the market rent for leasable area, parking places and auxiliary rooms according to current index adjustment rate. MUICP (Monetary Union Index of Consumer Prices) is usually used in case of rent expressed in euro, CPI-U (Consumer Price Index for All Urban Consumers) in case of rent expressed in US dollars and CPI (Consumer Price Index) in case of rent expressed in Polish zlotys. In most Rents are usually indexed every year at the anniversary date of the lease contract.
Investment sale
the sale of a commercial building based on its market value.
IRR
(Internal Rate of Return) a discount rate that makes net present value of all cash flows from a particular project equal to zero. It is used to rank several prospective projects. The higher a project?s internal rate of return, (higher than the WACC ? Weighted Average Cost of Capital) the more desirable it is to undertake the project.
