Modern office space
space located in office buildings or in mixed-use buildings classified as class B, B+, A and A+ (see: classification of office buildings).
Net lease area
Space designated for sole use of the tenant, including office space, as well as auxiliary rooms to be used exclusively by the tenant, such as washrooms. The mode of measurement of net area varies significantly for individual buildings as there is no single compulsory method of measurement. Most often, the Polish standard PN-ISO 9836:1997 and TEGOVA are applied. Differences between these include the height of measurement or the mode of measurement of areas including structural components of the building, such as columns or load-bearing walls within the lease space.
Nominal rent
amount of rent set forth in the lease agreement, paid by tenant after expiration of concessionary rent period resulting from granted financial incentives.
Normal wear and tear
use of the premises resulting from ordinary and reasonable use of the premises.
NPV
Net Present Value is the difference between the present value of cash inflows and the present value of cash outflows taking into account the changes in the value of money over time.
Operational costs
costs borne by a tenant, connected with maintenance and operation of the office. It applies most of all to fees for electricity and water consumption, telephone and internet, cleaning.
Outline planning fee
a single-time fee imposed upon the entity selling a real property, if its value has increased as a result of adoption or amendment to the local spatial development plan. The amount of the fee may be maximum 30% of the increase in the real property?s value. The rate is determined the moment the local spatial development plan is adopted. The commune may demand payment of the re-zoning fee within 5 years after the sale.
